Subdivision Maps
We prepare and process subdividing Parcels for residential, commercial or Industrial developments, coordinating with city and/or county Laws for approval. This can be for any number of Lots over 5 lots.
Parcel Maps
Minor Land Divisions
Parcel Maps are dividing land into smaller parcels, typically up to four Lots with a Remaining Parcel in compliance with Local and County Laws. Following the Sub division Map Act Rules.
Lot Line Adjustments
We revise and realign property boundaries between parcels to suit development or ownership needs, ensuring legal and recordable results.
Easement Dedications & Vacations
We prepare documents and mapping to create or abandon utility, access, and drainage easements through city or county processes. This would include Road Dedications.
Tentative & Final Mapping
We create Tentative maps for planning approvals and final maps for recordation, ensuring compliance with all engineering and zoning standards. This is a 2 Step process. First you get a Tentative Map Approved which then provides you with a COA; (Conditions of Approval). The COA discusses any and all requirements of the City/County in order to get the Final Map Approved. From there we do a New Contract for the Final Map and all items required per the COA.
